Emma Power

Emma Power | CEO

Emma Power is the CEO of Warwick Estates, leading the company as it strives to deliver the very best customer service, client experience, and company culture. She is also a member of Warwick Estates’ Board of Directors.

Before being named CEO in July 2021, Emma was Warwick Estates’ Chief Operating Officer and was responsible for all of the company’s operations. This included implementing a restructure of the business, and the recruitment and appointment of the new senior management team. She was also appointed to the Board of ARMA in September 2020 providing the ability to contribute to industry wide standards which will form part of any proposed future regulation of the sector.

Before joining Warwick Estates, Emma spent 16 years with one of the UK’s largest institutional property asset management platforms. Most recently as Associate Director, Emma led operations of the investors, notably the implementation of service standards and regular reviews to ensure these were achieved. This included the appointment of property management services to agents across the UK on a portfolio of 70,000 properties and as a result achieved an above budget return on investment every year for her client.

Bethan Griffiths | Chief Operating Officer

Bethan Griffiths is Warwick Estates’ Chief Operating Officer and serves on the Warwick Estates Board of Directors. She oversees Warwick Estates’ entire property management operations, as well as health and safety, customer service and client support. In this role, her mission is to enable Warwick Estates’ purpose as Trusted Property Partner by delivering exceptional service and experiences for clients and customers. Bethan also drives PropTech initiatives, researching and implementing new technologies to enhance our service delivery.

Prior to Warwick Estates, Bethan held multiple leadership roles in property management operations and project delivery. With over 20 years-experience Bethan understands the changing landscaping of property management and the importance of creating an environment that nurtures, develops and creates opportunities for its people whilst holding the client and customer at the centre.

Phil Grewock

Phil Grewock | Chief Financial Officer


Phil Grewock is Warwick Estates’ Chief Financial Officer and serves on the Warwick Estates Board of Directors. As CFO, Phil oversees the accounting, financial planning and analysis, treasury, internal audit, and tax functions at Warwick Estates. Phil joined Warwick Estates in 2020 and has worked closely with the senior management team since his arrival.

Phil has over 15 years of experience building and leading finance teams in companies with significant operating scale and complexity. Prior to joining Warwick Estates, Phil was Finance Director of Sales and Lettings for Countrywide Plc and previous to that Head of Finance at Stansted Airport. His varied experience has allowed him to strengthen further his comprehensive understanding of the accounting procedures required to control and oversee the complex finances of a growing company such as Warwick Estates.

Ross Hulmston | Head of Legal


Ross Hulmston is Warwick Estates’ inaugural Head of Legal. Ross serves on the company’s senior management team and oversees all legal matters, including corporate governance, compliance, and data protection.

Ross spent 5 years in private practice specialising in property litigation before moving in house to one of the UK’s largest property management companies. In his many years at this organisation Ross gained a wealth of experience supporting front line operational teams, tackling disputes and spearheading projects and process change.

Ross leads the Consents, Solicitors Enquiries and Company Secretarial teams and plays a key role supporting the Board.

Jason Clarke

Jason Clarke | Head of Risk Management


Head of Risk Management, Jason Clarke, has been centrally responsible for health and safety at Warwick Estates since 2016. As a member of the senior management team, Jason guides our service delivery teams in health and safety compliance and oversees the Risk Management team who offer additional services to our clients including fire health and safety risk assessments.

In addition to ensuring the business consistently meets and exceeds statutory compliance, Jason also sits on ARMAs’ health and safety committee, providing input into health and safety guidance, as well as their building safety group. He continues to work closely with them in respect of industry changes and best practice in relation to fire safety and also the impending introduction of the Building Safety Manager putting Warwick Estates at the forefront of the change. Jason reports to the Board about the imminent changes so we can ensure the continual compliance and smooth integration for our clients of this pivotal role.

Emma Blaney | Associate Director

Emma Blaney is an Associate Director, responsible for the training and development of all Warwick Estates employees. Since joining Warwick Estates in 2017 she has designed, constructed, and implemented the Warwick Academy, an industry leading innovation, providing training developed in-house and supporting the professional development of our people. As a member of the senior management team, Emma also utilises her skills and experience in areas such as environmental and social initiatives, copy, design, and communications.

Prior to Warwick Estates, Emma worked for a range of stakeholders including investors, developers, and service partners. This broad spectrum of experience provides Emma with a unique insight into the sector and how we can best support our clients and customers in providing service excellence.

Gemma Armsden

Gemma Armsden | Project Manager


Gemma Armsden serves as Project Manager at Warwick Estates. Gemma joined Warwick Estates to reengineer the Handovers team to ensure that we provide our clients and customers with the best possible service from the outset. As a member of the senior management team, and with a clear focus on delivering an exceptional customer experience, Gemma will now be leading on all special projects.

Prior to Warwick Estates, Gemma held a number of senior positions, most recently as Associate Director overseeing the London division of one of the UKs largest managing agents. Throughout this time Gemma gained a wealth of experience working with high-end developers in the mobilisation of new build properties and the continuation of the customer journey.

Carl Beard | Area Director 


Carl Beard is Area Director and leads all property management functions, including the Lite brand and freehold management teams, based from Harlow HQ.

Carl joined the Warwick Estates’ team in 2012 and has been a part of the management team since 2015. Throughout his tenure at Warwick Estates, Carl has been an integral part of the company’s growth and success. He has been the operational lead for many of Warwick Estates most notable improvements, including the incorporation of Warwick Lite and the implementation of Customer Care. Carl has also successfully integrated a number of large company acquisitions into management and remains a key leader in the ongoing technological and service improvements across Warwick Estates.

Beverley Squire | Divisional Director (South and East)


Beverley Squire is Warwick Estates’ Divisional Director (South and East). Beverley oversees the delivery of property management services from our Stanford-Le-Hope and Portsmouth teams. Beverley’s team has an excellent track record of building and strengthening relationships that meet and exceed the high expectations of our customers and help our clients to achieve their management objectives.

Beverley joined Warwick in 2014 as Regional Manager following 10 years working for local managing agents. Since this time, she has been a key part of Warwick Estates’ success and instrumental in the successful integration of several large portfolios into management. Beverley now plays a key role in developing Warwick Estates’ service offering further as part of the senior management team.

Steve Thompson

Steve Thompson | Divisional Director (North, West and Midlands)


Steve Thompson is Warwick Estates’ Divisional Director (North, West and Midlands). He is responsible for all property management services delivered by our Warrington and Cheltenham Offices, ensuring that our approach is embedded in all operations.

Steve has 20 years of experience in property management. Prior to joining Warwick Estates in 2020, he was Head of Property Management for a number of years for other large managing agents. He has also spent a number of years working for social landlords who operate in the North of England. As a member of the senior management team, Steve is able to draw on these experiences to ensure that Warwick Estates continue to be a focussed leader in the management of residential properties.

Daniel Daly | Client Services Manager


Daniel Daly is Client Services Manager, bringing more than 18 years of financial experience to Warwick Estates. Dan is responsible for overseeing our client financial operations. This includes billing and collection, service charge accounts, and reporting. He is also responsible for ensuring legislative and best practice compliance in client finance management.

As the leader of the Client Services teams, Dan has a laser focus on the connection between customers and the people and processes that serve them. As part of the senior management team, Dan actively seeks out ways in which we can improve the financial services offered to clients and customers and ensure we provide complete transparency.

Louise Walker

Louise Walker | HR Manager

Louise Walker is Warwick Estates’ HR Manager. Louise works to help Warwick Estates connect, develop and care for its employees — and to help those employees do their best work. Her teams oversee a broad range of functions including recruitment, employee relations and experience, benefits, compensation, and inclusion and diversity.

With over a decade of experience working in human resources, Louise works as part of the senior management team to ensure that we attract and retain the best people in the sector. She is committed to ensuring we remain an employer of choice in the residential leaseholder arena.
